The real estate industry is certainly becoming a very competitive place as more and more people are becoming licensed realtors.

With nearly 1.1 million members registered in the National Association of  Realtors and an additional 115,000 with CREA the competition is as fierce as ever.

As the competition intensifies you’ll need expert online and offline marketing skills to set yourself apart from the pack.

Real estate agents are still a crucial part in the process of buying and selling of homes, but many people begin their research by searching online, scanning through dozens of realtors and brokerages before making a final decision on who to work with…before they ever contact someone!

It is important for you as an agent to market yourself effectively so that you’re the choice they ultimately make.

These 16 tips will help you solidify your position as the expert in the market and put yourself leaps and bounds ahead of the competition!

1. Have a Presence on Social Media

Make sure you have a presence on Social Media on all the big platforms (Facebook, Twitter, Instagram, LinkedIn, etc.). Interact with potential clients, advertise your services, and promote your listings.

2. Create a Killer Website

The first place people start searching for a new home is online and you want to make sure that you are the one that they choose. Create a webpage that not only looks professional, but is easy to use and mobile friendly. You should also create individual webpages for each of your properties that potential buyers can view with much more detail than the listing on your website.

3. Make Yourself Easy to Contact

Have your contact information on every page of your website and create an impressive contact us page that provides multiple ways for potential clients to contact you.

Make sure that your website is linked to all the major social media platforms for people to share your webpage with their friends and family…they could be your next potential client.

We use WordPress sites here at AMU and there are several social share buttons that are free and that totally kick butt! One of our favourite WordPress themes is Thrive Themes with an awesome built in social share platform and one we highly recommend.

5. Keep an Eye on the Competition

What are other realtors doing? What do their websites look like? What social media platforms are they on? How active are they? Watch what they are doing- replicate their success and learn from their failures.

6. Make use of Local Images

In your ads you should include local images because you aren’t just selling a house, you are selling the location and the way of life. These should be used especially when marketing to out of town people. We would suggest hooking up with one of your local photographers and give them exposure by mentioning them and linking to their site to help grow their business.

7. Offer Content to Capture Leads

Create either an E-Book or a guide that give people staging tips or “ways to prepare your house to sell fast” that you can offer in exchange for email addresses. This will allow you to grow your email list and advertise to more people.

8. Hire a Professional Photographer

Your success online lies heavily in the photos you represent your listings with. Bad photos will diminish interest in even the greatest of properties.

It’s vital that you have great photos of your properties. Hire a professional photographer (preferably with experience photographing homes and architecture). You could use the same photographer you use for your local images if they have the necessary experience.

9. Create a Virtual Tour

Your clients’ time is valuable, and they want to understand as much as possible about a property prior to visiting it in person.

Virtual tours are a great way to give a comprehensive, accurate preview of the property for potential buyers.

This could be something as simple as taking the professional photos and creating a classy virtual tour with images fading in and out with music in the background. 10. Create an Email Newsletter

Email advertising is one of the most effective and one of the cheapest ways to get important information to your clients. Send your email subscribers the stuff they’re looking for – notices about upcoming open houses, new houses on the market, news about events you’re offering in the area, etc. For this you can use two of our go to email marketing programs Aweber and Get Response.

11. Build a Google My Business Page

Google My Business is the latest in Google location-based pages. If you’re feeling confused, don’t worry – it’s basically the same idea as Google Places for Businesses and Google+ Pages. Setting up a Google My Business account makes it easy for users to find you in Google Search, Google Maps, and Google+. Trust me, this one is a no-brainer.

Take advantage of social media platforms such as Facebook and Twitter to use paid ads to direct your services at people who actually need your services. Team up with local businesses and develop a strong relationship with them. Be sure to give them shout-outs across all your social media accounts and they will do the same. Word of mouth travels fast, especially in small, tight nit communities.

14. Separate your Personal and Professional Accounts

This is something that countless agents do, they use their personal account to promote properties and direct clients to this page. When their potential clients go to their page to view houses, they don’t want to see pictures of your aunt in her bathing suit when you were in Mexico over the holidays.

15. Have Testimonials from Happy Clients

Testimonials are tremendous trust signals. Showing that real, live people endorse your services means the world to potential clients. When a homebuyer has had a great experience with you, reach out to them and ask for a testimonial.

16. Keep in Touch

Your relationship with your clients doesn’t end after the close. You should maintain the relationship to ensure that any future deals that they may want to undertake, it will be a no brainer for them to choose you. And chances are they know people who will either buy or sell their home and your clients will be sure to refer them to you.

Putting up a sign with your phone number on it and sitting by the phone waiting for someone to call will not sell your listings. You need to actively market your listings and treat them as if it was your house you were trying to sell.
You want to get your services in front of as many people as possible, even those who didn’t know they needed them. Not only does it create less work for you in the long run, but it will establish you as the authority in your area and clients will be coming to you.
