1.Start With an Optimized Facebook Page

This entire process requires a Facebook Business Page…not your personal page. Let me make this clear!!

If you want to capture leads, build your business and your reputation as the only go-to agent, you need to have a business page. I cannot stress this enough. If there was ever a social media platform created for agents to communicate their message…it’s Facebook. Sure there are other platforms I think you should be on, but if you had to concentrate on perfecting one social media platform, I would go with Facebook.


OK! Enough I think you get my point. Now What?!

2.Creating a Real Estate Seller Lead Ad For Facebook

This is a lot easier than it sounds. If you truly understand marketing, you should understand the power of empathy. This is the ability to put yourself in the shoes of the seller in this case and ask yourself…”What would I like to know?”

Every good advertisement starts with the end in mind and understanding how to solve the question in your prospects mind. So you must ask yourself, if you are the potential seller, what questions would you ask?

Here are a few examples…

“What is my house worth in it’s current condition?”

“My neighbours house just sold…I wonder what it sold for?”

“Is now a good time to sell my house?”

Ok you get the point…right? So now we need to create a Facebook ad that peaks curiosity, offers some type of solution to the sellers issues, and uses an image that catches their eye, ultimately capturing a seller lead by getting a name and email.

In order to do this you will need to create a lead magnet such as a FREE price report, a FREE home evaluation (0ver used, but still effective), or a market update in a PDF format to download, etc.

3.Creating Ad Images That Work

I don’t want you to overthink this part. If you can use a simple document creator like Word, you can create awesome looking ad images!

Let me introduce you to simplest platforms to create images for all of your marketing materials…Canva.com. (Did I mention it’s FREE too!)

SEE…It’s super simple. Just take some time to really think about what your ideal seller is looking for and give it to them in exchange for a name and email on your landing page. Once you’ve done this, it’s your chance to shine by building  a relationship through permission marketing, but first the landing page…

4.Generating a Landing Page

Here is where I could sell you on several landing page building platforms, but I’ll make it super simple.

If you’re a smart agent, you have a mobile friendly responsive website. It’s most likely going to be a WordPress site so you can blog and help people get to know you. A good WordPress site comes with built in lead generating landing pages that tie right into an auto responder, but if you don’t have a website or the one you have sucks because you can’t build landing pages, I’ve got a solution.

I could sell you on one of the biggest selling lead generation page builders called LeadPages. It’s the tool many savvy online marketers use. It’s a great tool, that you can use to create not only landing pages, but also links within your website to generate leads, and Facebook Apps to capture leads. Sounds awesome, but it’s pricey.

Since you are trying to build a business and become a rockstar Realtor®, you’re probably on a budget or if you’re like me you are just cheap ;-). That’s why I use Landing Page Monkey from Simon & Jeremy. It’s super simple to customize and it’s cheap too!

The entire process is as simple as editing a post on your website or creating a word document with images. The trickiest part will be linking an auto responder to your landing page to create a follow up email series, but even that is pretty easy with the step by step set up video’s provided with Landing Page Monkey and an autoresponder..What’s that you ask?…let me explain.


5.Setup Your Email Autoresponder

To create simple email autoresponders is probably one of the easiest ways to start building a relationship on auto-pilot. I should and most definitely will write an entire article on the power of autoresponders, but for now let me give you the 10,000 foot view.

Email has long been one of the best forms of follow up in the real estate industry, but with an autoresponder you can automate how these emails go out.

To do this you use a product like Aweber or GetResponse to name my two favourites to create a series of emails designed to engage and provide value for the targeted lead. In other words if you are connecting with seller leads you can write a series of emails that provide value and engage your potential prospects to help them get to know who you are and what you stand for.
